What does a home inspection include?
Our general home inspection is a thorough evaluation of the most visible and readily accessible components of a house or condominium — roofing, foundation, exterior, structure, garages, HVAC and ductwork, interior, attic insulation and ventilation, the electrical and plumbing systems, the water heater, and sprinkler systems. We use advanced imaging including infrared thermography, aerial drone photography, and moisture meters to pinpoint energy loss or moisture intrusion, with optional interactive 360° photos available on request. The result is a detailed, photo-rich report identifying exactly what needs to be addressed, repaired, or replaced.
How much does a home inspection cost?
Pricing is based on the age and size of the home, and we keep it simple and transparent with no surprises. We also offer package deals that bundle add-on services like WDO, wind mitigation, 4-point, sewer scope, and mold or air sampling. How soon will I get my report?
Reports are delivered within 24 hours, and most of the time you'll receive yours the same day. Some larger or more complex properties may take the full 24 hours to complete. Your report is a detailed, easy-to-understand document complete with photos identifying every area of concern.
What is a 4-Point Inspection, and do I need one?
A 4-Point Inspection is a focused look at a home's four major systems — roof, electrical, HVAC, and plumbing — and their make, age, condition, and remaining service life. Insurance underwriters commonly require one for older homes (typically 30+ years) before they'll issue or renew a policy. Our 4-Point Inspections are recognized and accepted by all insurance companies licensed to do business in Florida.
Can a Wind Mitigation Inspection lower my insurance?
Yes. A wind mitigation inspection documents the wind-resistant construction features of your home — roof shape, roof-to-wall attachment, roof deck attachment, secondary water barrier, and opening protection. Florida law requires insurers to offer discounts for qualifying features, and those discounts can be substantial. Once we complete the inspection and you submit it to your carrier, it can result in significant savings on your premium.
Do you offer WDO (termite), mold, and other specialty inspections?
Yes — we do it all under one roof, so you don't have to hire multiple companies. Beyond standard home inspections we offer WDO (wood-destroying organism) inspections, mold inspections and assessments, wind mitigation, 4-point, commercial property inspections, new-construction phase inspections, sewer scope, and pool inspections. WDO inspections are performed by Gray Pest Control, and certain pool inspections may be scheduled through our partner Accurate Leak Detectives.
