Does Termatrac replace the WDO report my lender asks for?
No. The WDO report lenders ask for is a wood-destroying organism inspection completed by a licensed pest control company and reported on Florida's Form FDACS-13645. Termatrac is a detection technology that can be added alongside that inspection for a deeper look at areas that are otherwise hidden. If your lender, FHA, VA, or bank requires a WDO report, you'll still get one — Termatrac is an optional upgrade, not a replacement.
Who performs the Termatrac inspection?
Termatrac inspections are offered through our sister company, Gray Pest Control, and are performed by their licensed pest control team. Termite and WDO inspections in Florida fall under a pest control license, so that work is handled by Gray Pest Control rather than under our home inspection license. We coordinate the scheduling so it can be bundled with your home inspection and handled in the same visit where possible.
Will a Termatrac inspection damage the walls or floors?
No. The radar reads through common building materials, so nothing is drilled or cut, and no drywall, baseboards, or flooring come up. That matters in a real estate transaction, where the home still belongs to the seller and invasive testing usually isn't allowed. The house is left exactly as it was found.
