Report Guarantee
Reports will be received within 24 hours. Most of the time you will receive your report the same day. Some reports on larger or more complex properties may take up to 24 hours to complete.

Crawlspace Inspection

Sewer Scope Inspection
$245Camera inspection of main sewer line to identify roots, blockages, damage, and defects. Sewer repairs are often one of the most expensive homeowner repairs. Requires accessible cleanout. If sewer line is inaccessible and scope cannot be completed, a partial refund will apply.
IAQ (Indoor Air Quality)
$275We used calculated machines to sample the air inside and outside of your home. These machines draw approximately 15 liters of air and draw that air onto a cassette slide that is then sent off to our laboratory for a mold analysis. Each additional sample after the first indoor/outdoor is $75.
Mold Swab
$195These tests can be performed by your inspector while on site. If the inspector sees any visible growth in the home, we can swab the area(s) to see if the growth is harmful or not. Each additional mold swab is $75.
Multi Family Properties
$125This fee is for multi family units such as duplexes / triplexes etc. and is added onto the base fee due to the complexity of the report writing and time it takes to complete these inspections. (example: Base fee of $350 but property is a triplex — the total fee would be $600)
Detached Garage / Shed
$75These inspections are for any detached shed or detached garage on property that you would like to have inspected.
Detached Living Units
$250This fee would be for any liveable or conditioned space that is not attached to the home. (A detached garage converted to a studio apartment as an example)
Pool & pool-system inspections
Living in NE FL comes with a lot of perks! One of those is having a pool to swim in. We have two options to choose from. Gray Home Inspections can perform a visual non-invasive inspection of your pool and pool systems. Or we have a third party company that we partner with and will schedule on your behalf. This is performed by Accurate Leak Detectives and is more in depth as it will include a leak test and will be able to provide you with quotes for repairs if needed. We may, at our discretion, not perform the pool inspection if the home is too large or if we deem the pool to be too complex (multiple fountains, heaters, waterfalls etc).

Re-inspection pricing
After your inspection is performed, you may request to the seller that certain defects or items be repaired. We are pleased to offer a re-inspection service for you. However, we only comment on items that have been repaired by licensed contractors. This is to protect you, our customer. To schedule your re-inspection you may call or text our office or email us the list of items needed for re-inspection along with the receipts from the contractor.
Inspection area adjustments
Our core service area is the greater Jacksonville area and Northeast Florida. For homes outside that core area, we’re happy to travel — with a transparent, flat travel fee based on your zip code so there are no surprises. Find your zip below.
