    Before drywall is installed, we meticulously check the electrical wiring and plumbing systems, a step often glossed over in quicker inspections. We check for placement, alignment, and protection devices are in place.

    Ventilation Verification

    Proper ventilation is crucial for comfort and function. We assess the pre-installed ventilation systems thoroughly for long-term benefits.

    HVAC Inspection

    Incorrectly installed HVAC systems typically do not show their colors until after the builder has wiped their hands clean of their measly one year home warranty. We ensure that ducts are installed properly with a visual assessment of materials, we ensure mastic and/or other methods of duct to plenum connections are sufficient.

    We check the quality and installation of windows, doors, and other elements to ensure they're fitted correctly and without damage.

    Roof Check

    We walk all roofs that are accessible. If they are too steep or deemed unsafe for walking, we can use drones to assess the roof. This is critical to inspect prior to the wall cladding, soffits and fascia trim is installed as we can identify problematic areas that would otherwise be covered at a later stage in the home build.

It's performed before insulation and drywall are installed — usually 1–2 weeks before drywall goes up. This is the last chance to see the framing, wiring, plumbing, ventilation, HVAC ducts, and roof structure before they're permanently covered.

What do you check at this stage?

We dedicate 2–4 hours on site examining framing integrity, electrical and plumbing placement and protection, ventilation, HVAC duct connections, the quality and fit of windows and doors, and the roof (walking it where safe, or using a drone where it isn't).
