Why It Matters
Our pre-closing inspection is your last line of defense against construction oversights prior to taking ownership. We are your biggest advocate in making sure that your home is not just built but crafted with precision and care, ready for your family to enjoy safely and comfortably.
Our Detailed Process
- 1
Complete System Checks
We perform thorough testing of all home systems, including HVAC, electrical, plumbing, and appliances, ensuring they're operational and up to standard.
- 2
Finish Quality Review
We inspect the quality of finishes, including flooring, paint, and fixtures, ensuring they're correctly installed and free of defects. Although we do not comment on cosmetic items as all cosmetic items are and can be subjective, we will include some obvious cosmetic defects at the inspectors discretion. The cosmetic portion of the home build is reserved for you and your builder rep and is often referred to as “Blue Tape Day”.
- 3
Safety Compliance
We verify that all safety codes are met, including proper installation of smoke detectors and safe electrical outlets. We are not code inspectors, but during our final phase inspection, we will check to make sure GFCI/AFCI outlets are operable and in place and that smoke/carbon monoxide detectors are installed where required.

Common questions
When is a pre-closing inspection performed?
Usually 1–2 weeks before your closing. It's a final, comprehensive review of your nearly finished home — systems, finishes, and safety devices — so you can walk through with your builder confidently and address any concerns before taking ownership.
Do you comment on cosmetic items?
Cosmetic items are subjective and are generally reserved for you and your builder rep on what's often called “Blue Tape Day,” though we'll note obvious cosmetic defects at the inspector's discretion. We focus on whether systems are operational and up to standard, and we verify GFCI/AFCI outlets and required smoke/carbon-monoxide detectors are in place.
