Understanding the Importance of Thorough Pre-Slab Inspections
Welcome to our comprehensive guide on new construction phase inspections! Unlike a cursory county code inspection, our independent home inspection company dedicates extensive time and expertise to ensure your future home is built to the highest standard.
What We Do Differently
While county inspectors might spend a mere 10-15 minute checking for obvious issues, our team dedicates 2-4 hours on-site for each of the three new construction inspections Of which are Pre-slab (prior to the concrete pour) Pre-Drywall (before insulation and drywall are installed (usually around 1-2 weeks prior to drywall being installed) and Pre-Closing (usually around 1-2 weeks before your closing).
We understand that the slab is the backbone of your home, and once drywall and insulation is installed, systems cannot be properly examined until an issue arises which usually starts after the builders minimal 1 year warranty period and we scrutinize every aspect to ensure long-term stability and safety.
Our Detailed Process
-
We assess the site's preparation, ensuring the ground is adequately compacted and level. Footers are dug sufficiently and accurately. We are able to check these by using the on-site provided engineered plans that the builder provides of which will tell us the required dimensions of the footers. We verify that compaction tests have been performed and are approved.
-
We evaluate the quality and placement of reinforcements, such as rebar, wire mesh, rebar chairs and vapor barrier are in place. Which are essential for your home’s integrity.
-
Before the concrete is poured, we meticulously examine the plumbing lines laid out beneath. Any issues here can lead to severe problems once the slab is set. From ensuring piping is installed in line with the provided plans as well as checking placement of exterior hose bib supply lines.
-
We ensure the formwork/formboards are securely placed and will hold the concrete correctly as it sets, preventing future structural issues.
Why It Matters
Investing in a thorough pre-slab inspection can prevent costly and hazardous issues down the line. While a county inspection might overlook minor discrepancies, our detailed approach catches potential problems early, saving you from future headaches and expenses.
